If you did a pre-market inspection, we should already have a list of items that need to be fixed. If not, and you have had a roof leak or an HVAC system that hasn’t been working properly, we need to know that so we can have those items repaired before your home goes on the market. It’s better to get items fixed now before they come up in an inspection report and potentially give buyers more leverage in negotiations or scaring off potential first-time home buyers. We have access to reliable technicians, electricians, plumbers, handymen, etc. and are happy to make repair appointments and even be at your home to let workers in and oversee the work. In general, we always recommend:
Touching up the paint in your home
Installing new caulk around every shower and tub
Hiring a professional HVAC company to service and clean both your A/C unit and furnace
Hiring a carpet cleaning company to steam clean your carpets
Making sure all light bulbs are working and that every light fixture contains high watt light bulbs to ensure a bright ambiance.
Having chimneys professionally swept (particularly for mountain homes), spark caps installed and a rain cover cap. If the bricks are loose, have it repaired.
Adjusting outdated cabinet hardware in kitchens and bathrooms ensure they properly open and close
Repairing any torn or broken window screens
Testing all smoke and carbon monoxide detectors to make sure they are functioning properly and located in the correct proximity to rooms.
Make sure downspouts are properly sloped away from the foundation of the house, particularly on single family homes. If they are not, have them repaired. Water run off is one of the first things an inspector will point out, as it can lead to structural damage on homes particularly in Colorado. Snow melt off could last for weeks on end. Ultimately, that melts directly against your house and can cause hydrostatic pressure build up and compromise your home's foundation.
Repairing any damaged roof drains, unsealed roofing flashing, and or missing roof shingles on your single family home. If you have had a recent roof replacement, this could all be covered with a roof warranty which may cost you nothing to have addressed.
