When you sell your house off market, there are a few ways to structure representation. The most common way we act between client parties at Appreciate Realty CO is as a Transaction Broker. In this case, we can no long negotiate for either party, as we don't represent either party. Instead, we prepare documents, let you know your options, and have what is typically a very cooperative and amiable transaction.
Seller Agency & Customer
Another way we can act between a seller and buyer in an off-market sale is to represent the Seller with a fiduciary responsibility and treat the buyer as a customer. As a broker working with a customer, we can still prepare documents for the buyer, but the buyer is responsible for working on their own behalf.
Buyer Agent & Customer
Finally, sometimes a Seller does not want to be represented, but just wants us to bring a buyer. In that scenario, Appreciate Realty CO would work as a Buyer’s Agent while treating the Seller as a customer.
