Once your home is live in the MLS we will send you a copy of the listing sheet to review. Please review it carefully and let us know of any errors. In addition, if you didn’t like how we phrased something or feel we left out an important point, let us know! Generally, it can take a few hours before we get our first showing request, but it can also happen within minutes. As soon as a request comes in, we will let you know via text, email or phone depending on your preference. Usually we ask the buyer’s Realtor to give us 24 hours notice for showings, unless your home is unoccupied. It is not unusual to get showing requests in the morning for that afternoon or evening so when you leave each day, plan to have showings even if we don’t have one on the calendar. If that is an issue due to pets at home, kids, work, etc., let us know and we can require 24 hours notice.
Once a showing request comes in, you can approve it, deny it, or ask for a different day/time. Remember, the quicker we can get buyers into your place the better opportunity we have at receiving offers and selling your home in the quickest amount of time. The fewer showings we have to deny or reschedule, the quicker we can get your place under contract. Our goal is to get potential buyers in your home when interest is highest, so it’s best to be as flexible as possible with homebuyers. We want to get buyers in as quickly as possible and, in order to do that, we need to work around their schedule.
Typically showings last 30-60 minutes. You’ll need to be out 15 minutes before the appointed showing time in case the buyer and their Realtor are early, so plan to be out of the home for at least an hour for each showing request. For example if a showing is scheduled for 5 p.m., please be out by 4:45 p.m. and don’t come home until 6:00 p.m.
Once a showing of your home is completed, we have a system in place to promptly gather feedback from the buyer's Realtor. An email is immediately sent, requesting their thoughts on the property and whether their client is interested. It's a crucial step in understanding the potential buyer’s impressions.
While we strive to collect feedback for every showing, it's important to note that only around 30% of Realtors take the time to provide it. However, when we do receive feedback, we will compile it for your review. This valuable information can offer insights into how your home is perceived by potential Colorado home buyers.
It's essential to keep in mind that sometimes we may not receive feedback, and it's also crucial not to take any feedback personally. Every homebuyer has different preferences and needs, and what may not be the right fit for one person could be the perfect home for another. Our aim is to identify that one homebuyer who falls in love with your home, and we remain focused on finding the right match.
So, if you don't receive feedback or if the feedback you receive is not what you expected, please don't be discouraged. Remember, the goal is to connect with that one homebuyer who sees the true value and potential of your home.
