Scheduling a Home Inspection in Colorado

Once you’re under contract on your new home, it is important to schedule a home inspection as soon as possible. This typically happens within the first week of going under contract to purchase. Inspection must occur by the dates set forth within the contract to ensure there is adequate time for negotiations. Inspections typically only occur after going under contract in Colorado. So in the event the contract is terminated the cost of the inspection will be an out of pocket loss. However, your earnest money will be returned as long as we keep on track with dates and deadlines. So it is important to sign things in a timely manner as they’re sent out. 

Ideally, the inspection should occur within 2-3 days of going under contract. However, during the busy summer months, inspectors may be booked out up to a week or more in advance. It is important to have the inspection done quickly as it often takes the inspector 1-2 days to write the report after the inspection. Once the report is written, you will still need some time to review the report and ask the seller for any credits or repairs before the review period ends, which is typically 5-7 business days in a typical Colorado real estate transaction. We recommend all Colorado home buyers have a sewer scope performed and the radon levels tested within the home. Plan to attend the inspection review, which will take approximately a half hour for a condo and 1 hour for a single family home. Inspectors usually only work Monday through Friday and do not work evenings or weekends, so you will probably need to arrange to be off work for the inspection. The review will cover the report and then a walk through the home to point out review items so you can see them for yourself.
