Schedule Walk-Through & Closing

Now that you have the clear to close, you can now schedule your closing! You should arrange to take at least half of that day off from work. 

Closing generally takes place at a title company. On average, closing takes about one hour, but if there are any issues, or if one person has the limited power of attorney for closing and is signing for multiple buyers, it could take longer. For this reason it’s important that you arrange to take time off from work. You can’t always get the specific time you want, but Title Companies try their best to accommodate your preferred time slot. 

It’s best if you attend the closing in person; however, if you can’t be there that day (if you are going to be out of state), notify our team and your mortgage lender now so that we can set up a remote closing. This needs to be done at least two weeks in advance of closing, as the title company will have to arrange for a notary to come to your home or office. Your mortgage officer will need to coordinate with title to get the final settlement statement, and you need to sign early enough for the original signed paper copy to be received back to the title office at least one day before the official closing date. We always encourage clients to attend closing as it’s important you understand the closing documents, when your first mortgage payment is due, how you make your first mortgage payment, etc.  All of that information will be explained at your closing.

Two days prior to closing, you will need to wire transfer your down payment and closing costs to the title company. This total figure will be provided to you by your lender/title on the Buyer’s Settlement Statement. Depending upon the title company, a personal check may be allowed under $25,000. However, do not assume and please check with us so we can verify with the title company.  The wire instructions for this transfer will come from your title company. **Be aware!  Online banking fraud is on the rise.  If you receive an email containing WIRE TRANSFER INSTRUCTIONS call your escrow officer immediately to verify the information prior to sending funds.** There are many scams out there targeted at buyers where scammers will email you fake wire transfer instructions in an attempt to steal your money.  Therefore, it is imperative that you only follow instructions sent from the title company's secure email address.  

If you are planning to move into your new home on the day of closing, schedule the move for at least two hours after closing ends. Legally, you can’t move into the house until both Buyer and Seller have closed, and the bank funds the loan and transfers the funds to the Seller. 

At the very end of closing or at the final walk through, you will receive the keys to your new home!
