Give Notice to your Landlord (if renting)

If you’re currently renting, you need to give notice to your landlord that you’re going to be moving! Pending your lease requirements you may need to give a 30-60 day notice of lease termination and or pay a termination penalty.

What if you have a yearly lease, but it doesn’t end for quite a few months? Then you’ve got a few options:

  1. Terminate your lease early which could entail a lease termination penalty, pending how your lease is written. Lease termination can be costly, however getting into the home you love is worth it. So don’t miss out on the home you love because of a termination penalty. You will quickly make up the difference in equity as a homeowner. 

  2. We can find a subletter for the remainder of your lease term if your lease and/or landlord allows for subleases.  If you want us to help you find a subleaser, just let us know. Generally it involves having photographs taken, putting the property on Facebook, Zillow, CraigsList, etc then finding a qualified tenant.  Just keep in mind it’s usually easier to find a tenant from April to August then it is from September to March.

  3. You can choose to keep both places for the remainder of your lease so you have plenty of time to leisurely move from your rental apartment to your new home.  This does mean paying the monthly rental payment plus your mortgage payment for the remainder of your lease.
